As a property owner, a landlord needs landlords insurance to cover damages to the building. It also provides liability coverage when a claim/lawsuit is filed against the landlord by tenants/guests due to an incident that the landlord holds responsibility, e.g. injuries due to defective condition of the apartment, or environmental hazard.
There are different coverage plans to choose from. Examples are:
- Named peril policy: the policy specifically states what kind of loss will be covered, e.g. fire, storm, explosion.
- Comprehensive policy: this covers all types of accidental losses, unless stated otherwise.
- Other optional coverage: For example, theft, personal properties, vandalism, or loss of rents, etc.
